Location: 1B Science Park Drive. Under the Geneo office building. We are the 1st unit next to office lobby, wide facade.
Unit size: 1,143 sqf
Rent: $9k/month (This rent is lower than market rate because I did a good job negotiating with the LL. This kind of prime location is not easy to get as well.)
The location is good for branding and the rent is very reasonable for this prime unit.
Reason for sale/partnership: I plan to move to another country in the near future for personal reasons, so I may not be able to take care of the operation.
Option 1 for sale: buyer will take the remaining 2.5 years lease. I will try my best to nego with the LL for a short extension to make it 3 years full lease. Buyer will convert the shop to it's own brand.
Option 2 for sublet / operating partner: The unit can be shared by another partner who is able to operate the kitchen and serve more food menu. Suitable for pasta or dessert operator.
